The Hangar District is YZD’s first neighbourhood—a place where Toronto’s aviation past meets bold new possibilities. Once closed to the public, the Hangars and surrounding lands are being transformed into a complete, connected community.

Key facts

Nearly 3,000 new homes, from townhomes to 14-storey apartment buildings. Mix of rental and ownership options, with at least 40% designed as family-sized units. Wrapped around Hangars creating 7,400+ jobs across creative industries, technology, light manufacturing, and cultural uses. A thriving hub of homes, workplaces, cultural spaces, shops, and parks. Transformed historic Hangars, reimagined as workplaces, studios, and cultural venues. A pedestrian-focused district linked directly to Downsview Park by a new bridge.

Construction begins in 2026, with phased delivery of housing, employment, and public spaces: 
  • Q3 2025: Hangar District Plan Endorsement and ZBA/DPS Approval 
  • Q2 2026: Infrastructure and retrofit construction begins. 

  • Q2 2028: Vertical Construction begins 

  • Q3 2029: Infrastructure completion for Phase 1.

  • 2031+: Phase 1 completion and first occupancy

Partnerships

The first phase (with Northcrest + Hines joint venture partnership) will include ~2,059 housing units, adaptive reuse of the South Hangars (1M ft² of new institutional, light industrial, and entertainment uses), and 10% affordable rental housing.
